Prices Continue to Rise Across the Greek Islands
According to data from Spitogatos and Spitogatos Insights, the average asking price in the Aegean Islands reached €2,941 per sq.m. in the second quarter of 2026, up 5.9% year-on-year. In the Ionian Islands, prices averaged €2,531 per sq.m. (+5.9%), while Crete reached €2,250 per sq.m. (+6.9%).
International demand also remains strong. Most prospective foreign buyers come from the United States, the United Kingdom, Germany, the Netherlands and France, with the Cyclades and Dodecanese attracting a significant share of interest.
Leros and Kalymnos Record Strong Growth
Leros stands out in the Dodecanese, with the average asking price reaching €2,422 per sq.m., an annual increase of more than 30%. In Kalymnos, prices rose by almost 20% to an average of €2,759 per sq.m.
Patmos remains the most expensive market in the Dodecanese at €5,000 per sq.m., followed by Astypalaia at €4,000. Kalymnos follows at €2,759, Leros at €2,422, Symi at €2,157, Kos at €2,125 and Rhodes at €2,105 per sq.m.
Rhodes and Kos Remain Relatively More Affordable
Despite their strong tourism sectors, Rhodes and Kos have the lowest average asking prices among the islands included in the survey. Their larger housing stock and wider range of locations and property types help keep average prices below those of smaller islands with limited supply.
The sharp increases in Leros and Kalymnos also suggest that buyer interest is expanding to more islands across the southeastern Aegean, further strengthening the Dodecanese's position in the Greek holiday property market.
